DenOffer · Tampa seller guide

Your Tampa house needs work. What should you do before selling?

You can explore a sale before taking on a renovation. The useful question is whether spending more time and money on the property supports your goals—or whether selling in its current condition makes more sense.

No repairs before reaching out. No obligation to sell.

DenOffer buys properties as-is for cash when the property, seller's goals and proposed terms fit. Start with the address and your preferred timing. Our team reviews the details before proposing an offer.

Compare three paths

Options to discuss before deciding
PathWhat you take onWhat to ask before deciding
Repair, then market the propertyPlanning, funding and managing work before the saleWhich repairs are likely to matter to buyers? What if costs or timing change?
List the property in its current conditionPreparing for marketing, access and buyer negotiationsHow will condition affect the likely buyer pool and contract terms?
Consider an as-is cash purchaseSharing the condition and reviewing the proposed transactionWhat are the price, inspection rights, costs, responsibilities and closing requirements?

None of these paths is automatically best. A higher proposed sale price can come with more costs, time or uncertainty. An as-is cash offer may be lower than another option. Compare the full transaction with what you want to accomplish.

Start with what you already know

Make a short list of known issues: roof leaks, plumbing or electrical problems, water intrusion, unfinished work, contents left behind, or other concerns. Existing estimates and photos can help later, but you do not need a complete renovation plan to make an inquiry.

Be accurate about known problems. In Florida residential sales, sellers can have a duty to disclose known material defects that buyers do not readily observe. An as-is agreement does not automatically remove that duty. Ask your attorney about the disclosures applicable to your sale. Florida Bar discussion of as-is sales and disclosure

How can DenOffer review the condition?

Share photos or a walkthrough video, or talk with our team about arranging a property visit. We can send a representative to see the property; you do not necessarily need to be there. Our team will coordinate authorized access with you and anyone else who needs to be involved.

We may also make an offer before an in-person visit, based on the information available. Ask what the proposal includes and whether inspection or other conditions remain. Photos and a visit can help us understand the repair work more accurately.

Check records before assuming past work is complete

If you know a renovation was started, say so. For work within the City of Tampa, begin with Tampa Construction Services. For county permit resources, use Hillsborough County's permit information. The correct office depends on the property's jurisdiction, not simply a Tampa mailing address.

Records can help identify questions to resolve. They do not replace an inspection or confirm that all work complies with current requirements.

Compare the money you expect to keep

For each proposal, ask for the purchase price and an itemized explanation of seller costs and deductions. Include any repair spending and the costs of holding the property while you wait. Confirm who handles belongings, agreed repairs and property access.

Also ask when inspections end, whether the price can change under the contract, who the buyer is, and what must happen before closing. A headline price alone does not answer those questions.

Can I leave the repairs for the buyer?

That may be part of an agreed as-is purchase. It should be clear in the written terms. Do not assume an inquiry means DenOffer has accepted the condition, committed to a purchase, or agreed to handle everything left at the property.

Your next step

Tell our team where the house is, what you want from the sale, and the timing that matters to you. We will evaluate whether a purchase is a fit and explain any proposed offer. You decide whether to accept.
