This policy describes how DenOffer (we, us, or our team) handles information collected through denoffer.com and related property inquiries. It covers visitors and people who contact us about selling a property. Separate notices or agreements may apply to services arranged later in a transaction.
Contacting DenOffer
When you call or email, you choose the information to share. This may include your name, contact details, property address, condition, ownership information, and preferred timing. We use that information to respond to your inquiry, review the property, and coordinate the next steps you request.
Website and email
If you start with the address field on the homepage, that address is temporarily stored in your browser tab to fill the property form. It is removed from that temporary storage when the form reads it or the tab closes. An entry older than 30 minutes is not reused. The homepage step does not submit a lead or put the address in the page URL.
The property-review form collects the property, contact, and situation details you enter or submit. Draft progress may be saved as you move through the form. Final submission records the contact permission you choose and a receipt. Security checks help prevent automated abuse. You can also contact us by phone or email. Email links open your email app; your email service and our email service process messages you send. Website hosting and security services may process technical request data, such as an IP address, browser details, and the pages requested. If you allow analytics, Google Analytics also measures website use as described below.
To preserve how a property inquiry reached us, form records may include the source page and supported campaign tags or advertising click identifiers. Before saving that source, we remove URL fragments and query parameters that are not part of the supported campaign fields. We do not use source URL query fields to collect the property address or contact details you enter in the form.
Address suggestions
When you use address suggestions, Google Maps processes the address text you type and technical request information to suggest matching US addresses. Choosing a suggestion fills the street, city, state, and ZIP fields. Review the result and add any apartment or unit number. You can enter an address manually if suggestions are unavailable. Address lookup is separate from Google Analytics; property addresses are not sent as analytics events.
Security and essential browser storage
Essential browser storage supports form progress, session recovery, and your analytics preference. Our form uses Cloudflare Turnstile to help distinguish people from automated traffic. Cloudflare may process technical browser and device information for that check. These functions are separate from optional analytics. See Cloudflare's privacy policy.
Optional website analytics
With your permission, Google Analytics uses cookies to measure public page visits, traffic sources, phone and email link clicks, scrolling, frequently asked question opens, and progress through the property form. We send fixed page names and event categories, not the names, email addresses, phone numbers, property addresses, prices, or notes you enter. Links and page URLs sent by our tracking code exclude query strings and fragments. Google processes technical request and device data to provide analytics reports.
Analytics is optional and separate from permission to contact you. It stays off until you choose “Allow analytics.” Choose “No thanks” or use “Analytics preferences” at the bottom of a page to change your choice. We respect Global Privacy Control and Do Not Track browser signals. You can use the form without analytics. Advertising personalization and automatic form tracking are disabled. We do not record your screen or keystrokes. Our analytics cookies are set to expire after 90 days; your browser can clear them sooner.
See Google’s privacy policy for information about Google’s processing.
Property review and NextDen
You can email seller inquiries to our team at will@nextden.com. Inquiry information may be organized in NextDen, our operating system for property and business records, so the team can manage review, follow-up, and any resulting transaction. Service providers that support hosting, email, and recordkeeping may process the information needed for those services.
When we share information
We do not sell or rent seller contact information, or share inquiries with outside buyers or partners for their own marketing. Our team uses inquiries internally and with service providers or transaction partners only to handle the property review or transaction you request.
Depending on the next steps you request, relevant information may be provided to identified transaction participants, such as licensed real estate professionals, contractors, property managers, lenders, title companies, attorneys, or other professionals supporting that transaction. Hosting, security, communications, and recordkeeping providers process information to support our operations. Optional Google Analytics processing is described separately above. We may also disclose information where required by law or to address fraud, security incidents, or legal claims.
Your choices and questions
To ask about your information, request a correction or deletion, or tell us not to contact you further, email will@nextden.com or call 813-838-8803. We may need to verify a request, and some records may need to be retained for an existing transaction or applicable recordkeeping requirements.
Depending on where you live and the laws that apply, you may have rights to request access to, a copy of, correction of, or deletion of personal information, or to object to or limit certain uses. Contact our team to make a request or ask us to reconsider a response. An authorized representative may contact us on your behalf; we may ask for evidence of their authority. We will handle requests and any applicable appeal in accordance with applicable law and will not discriminate against you for exercising a privacy right.
You can withdraw permission for property-related contact by telling our team by phone or email. Withdrawing permission does not require you to agree to a sale and does not change processing already completed. Analytics choices are managed separately using the controls described above.
Retention and protection
We retain information for the purposes described in this policy, including responding to inquiries, maintaining transaction and consent records, preventing abuse, and meeting applicable legal obligations. Retention depends on the type of record, whether a transaction proceeds, and any recordkeeping or dispute requirements. A deletion request may therefore not remove every record immediately.
We use access controls and other safeguards to protect information. No website, email service, or storage system can guarantee absolute security. Information may be processed in the United States and other locations where our service providers operate.
Children and third-party websites
DenOffer is intended for adults making property decisions, not children under 18. Please contact our team if you believe a child has provided personal information. Links to other websites are governed by those providers' policies and practices.
Keep sensitive records out of initial inquiries
Do not send Social Security numbers, bank credentials, identity documents, or sensitive financial records with an initial inquiry. If documents are needed later, ask us about an appropriate way to provide them.
Policy updates
We will update this page and its date when our practices change. Where required, we will provide additional notice or obtain consent before using information for a materially different purpose.
